Position Description:
Part-Time On-Call Superintendent
We are seeking a part-time, on-call Superintendent for a well-maintained 72-unit, 7-floor apartment building.
This role is ideal for someone currently working in another building who is available to take on-call
maintenance requests and provide vacation coverage for our full-time superintendent.
Key Responsibilities
• Respond to on-call maintenance issues and after-hours emergencies
• Perform routine building inspections (interior, exterior, mechanical areas)
• Monitor and log elevators, boiler, HVAC, and other building systems
• Coordinate with contractors and licensed trades when required
• Supervise part-time cleaner when acting superintendent is on duty
• Complete daily logs and work order documentation
• Cover vacation periods for the regular superintendent as needed
Required Skills & Experience
• Experience in apartment or multi-residential building operations
• General maintenance skills: plumbing, basic electrical, HVAC, carpentry, appliances
• Familiarity with boiler rooms, elevators (user-level), garbage compactors, and life-safety systems
• Ability to diagnose issues and escalate to licensed trades when necessary
• Comfortable using hand and power tools safely
• Strong communication and documentation skills
• Knowledge of safety procedures and building inspection routines
Preferred
• Currently working as a superintendent or building maintenance technician
• Experience with larger buildings and mechanical systems
